We're looking for a Senior Lead Designer in West Palm Beach who has run high-end residential projects on their own and wants more ownership and a share in the results.
You'll lead your projects from the first client meeting through install. Most of our work is new construction, large renovations, and full furnishings for waterfront and equestrian homes in Palm Beach County. You'll report to the Principal Designer, but the day-to-day decisions on your projects are yours. The Principal stays in the loop but won't be on every client call or signing off on every selection.
You'll be the client's main contact for the whole project, including when the news is a budget, timeline, or scope change. You'll run meetings, presentations, site visits, and walkthroughs, develop concepts and mood boards, lead sourcing for finishes, furniture, and styling, and produce or oversee full ID drawing sets. Material and vendor decisions within the approved budget and scope are yours, and so are the mid-project problems, like a discontinued fabric or a surprise on site.
You'll work with architects, GCs, vendors, trades, and our project management team, lead each install through the punch list and final walkthrough, and direct the Junior Designer paired with your projects. You'll also manage each project to its target margin and track budget against contract as you go.
Contract, fee, or scope changes, budget overages past an agreed amount, and serious client disputes still go to the Principal.
Total compensation is $95,000 to $130,000+ depending on experience, made up of base salary plus profit share on every furnishings project you lead. We also offer unlimited time off, a hybrid schedule, a phone stipend, continuing education support, and a dog-friendly office.
We're a growing firm, and you'd have real input into how we work, with plenty of room to grow along with us.
You should have 5 to 8 years of experience leading high-end residential projects start to finish. We mean leading, not working on a team someone else ran. You've led at least one new construction or large-scale renovation on your own without close supervision, and you've been the main client contact for an entire project, presenting to high-end clients yourself.
You've had to tell a client something they didn't want to hear about budget, timeline, or scope, and you handled it without a principal stepping in. You've managed or mentored junior designers, assistants, or contractors, and you've been responsible for a project's budget and margin.
On the technical side, you're proficient in SketchUp and in Design Files or a similar project management program. You can produce a full ID drawing set on your own (read, draw, and redline), you understand construction documents and code, and you're comfortable talking to a GC on site.
Existing relationships with high-end vendors and tradespeople are a plus, as is a Bachelor's or Master's degree in Interior Design or NCIDQ certification (or working toward it). None of those are required.
You'll need to be based in Florida or willing to relocate to West Palm Beach.
As for how you work, you lead without ego and will still roll up your sleeves on any task. You're collaborative and you lift the people around you. You stay calm under pressure, you're detail-oriented and reliable, and you get the work done, whatever hat it takes.
To be upfront, this isn't a role for someone looking to grow into leading projects. We need someone who's already doing it and wants more ownership, and a share in the results, than they have now.

Everything runs through Design Files and ClickUp, so everyone knows where a project stands.
There's no ego here and no "above me" or "below me" thinking. When the work calls for it, people roll up their sleeves, whatever the task. We look for people who stay calm under pressure, care about the details, and lift the people around them.
We also believe the business of design matters as much as the craft. Our leads share in the profit on the furnishings projects they run, and as the firm grows, we want the people who helped build it to grow with it.
