A well-respected residential interior design studio in New York City is looking for an experienced Project Manager. The ideal person has 4+ years in interior design, architecture, or UHNW residential construction, and a talent for keeping complex projects organized, on track, and on budget. This is the role that makes everything else possible. You’ll run the operational side of each project, including budget, schedule, procurement, trades coordination, and installation, freeing the designers to do what they do best. Expect to be a trusted partner to both the design team and the studio’s leadership.
Qualifications
- 4+ years of project management experience in a residential interior design studio, architecture studio, or residential builder.
Bachelor's degree in Interior Design, Architecture, Construction Management, Business, or a related field, or equivalent experience.
- Track record managing multiple full-scope residential projects (renovation, new build, and FF&E) at once.
Technical Skills
- Strong budgeting skills, including tracking proposals, deposits, invoices, and actual spend in Excel or Google Sheets.
- Ability to read construction drawings, elevations, finish schedules, and specifications.
- Familiarity with permitting, building codes, and the residential construction sequence.
- Proficient in Microsoft Office, Google Workspace, and scheduling tools such as Asana, Monday, or Smartsheet.
Core Competencies
- Strong organization that keeps every open item, date, and dollar visible.
- Calm, confident, and professional communication with clients, trades, and vendors.
- Comfort holding contractors and vendors accountable while protecting the relationship.
- Anticipates problems before they affect the schedule and brings solutions, not just updates.
- Respect for design intent and an eye for detail on site.
Responsibilities:
Budget and schedule
- Build and maintain master project schedules from design through final installation.
- Manage project budgets, reconciling proposals, purchase orders, and invoices against actual spend and flagging variances early.
- Prepare weekly status reports for the Principal and clients.
Procurement and logistics
- Issue and track proposals and purchase orders; follow up on client approvals and deposits.
- Manage vendor and workroom relationships, including confirmations, lead times, delays, damages, and claims.
- Coordinate warehouse receiving, inspection, storage, delivery, and installation.
Trades and site coordination
- Serve as the studio's point of contact for general contractors, subcontractors, fabricators, and installers.
- Lead or attend site meetings, track punch lists, and confirm site readiness before deliveries and installations.
- Support permitting and approvals alongside architects and contractors.
Team and client support
- Partner with designers so documentation, specs, and schedules stay current as decisions change.
- Run internal status meetings across active projects and keep the Principal informed of risks.
- Help manage client expectations on timing, budget, and process.
- Own installation-day planning and project closeout, including final walkthroughs and handover.
